Located at 2601 Virginia Avenue NW in the Foggy Bottom neighborhood of Washington, DC, Boathouse is a 10-story mixed-use apartment building. The existing 117,000-sf building underwent a full gut renovation, and 34,000-sf of new construction was added at the east end of the building. The LEED Silver reconstruction has transformed the building to accommodate 250 apartments, 5,000-sf ground level retail, a full complement of amenity and support spaces, two levels of below grade parking, and all new exterior skin and HVAC systems. A two-story lobby with grand stair leads to a second-level fitness center, while a rooftop terrace features a new swimming pool, large club room with full kitchen, an indoor/outdoor bar, and an expansive green roof offering spectacular views of the Potomac River, Georgetown, and the District’s iconic National Mall and Monuments.
The building transformation combines all the elements you would expect in a Class A, DC apartment renovation: a contemporary new façade with an interesting use of color and materials, best-in-class units and amenities, modern sustainable features such as advanced stormwater management, and a spectacular roofscape with 360˚ views of the Nation’s Capital.
Footnote of interest: Originally a Howard Johnson's Motor Lodge hotel built in 1962, the Boathouse property was the site of the 1972 Watergate Hotel break-in of the DNC Headquarters, which lead to President Richard Nixon’s resignation.
